Electrical and air conditioning across Joondalup homes and tenancies

Joondalup is the metropolitan centre for Perth’s north, but the suburb itself holds only around 9,200 residents behind that role: a lake-edge residential base sitting next to a genuine city centre. That mix of scale shapes almost every job we do here.

Three property types, three approaches

An established 1980s–90s brick-and-tile house, a two-storey Lakeside Drive townhouse and a City Centre apartment can all sit within a few streets of each other, and each asks for a different approach. A detached house may have several generations of circuits, ductwork and solar layered on top of the original build, so an on-site inspection defines the scope rather than the build year alone. A townhouse needs cooling balanced between levels and a condenser position that keeps noise away from neighbours. An apartment usually needs strata approval for the balcony, wall or common switchboard before any equipment is ordered.

Renting is the largest tenure type here

Renting was the largest single tenure category in Joondalup at the 2021 Census, ahead of owning outright or with a mortgage. That changes who we’re actually talking to on a job: a tenant can describe the fault and arrange access, but the owner, property manager or strata company usually decides on non-emergency repair or replacement. Written findings and photos tend to get a faster decision than a phone description alone.

Not a coastal suburb, but still a WA climate

Joondalup sits beside Lake Joondalup and Yellagonga Regional Park, not the ocean. That’s a common mix-up, since it’s easy to confuse the suburb with the wider City of Joondalup, which does reach coastal areas further out. That matters for outdoor electrical work: salt-air corrosion is less of a concern here than in beachfront suburbs, but summer heat, winter rain and reticulation around pools and gardens still need proper weatherproofing regardless.

A hospital, university and TAFE precinct on your doorstep

Joondalup Health Campus, Edith Cowan University’s Joondalup campus and two North Metropolitan TAFE campuses sit around the City Centre, alongside Lakeside Joondalup and a run of clinics, offices and small commercial premises. For work near this precinct, we plan around patient, student or business hours rather than treating it like a standard household job. And for solar, induction cooking and EV charging added to an older house, we look at total demand on the board, not each appliance in isolation.
