Managed properties. Air conditioning.

Split and ducted air conditioning for Perth rental properties and strata buildings.

A tenant reports poor cooling. An owner needs a replacement quote. Several systems are due for attention. Our licensed Malaga-based team helps you establish the work required, with access, approvals and the electrical supply considered together.

Start with what you need

From the reported problem to the agreed work.

01

Faults & tenant requests

You arrange the job. We investigate the fault.

A report that the air conditioner is not working is a starting point, not a diagnosis. Tell us whether it will not start, runs without cooling, leaks or only affects certain rooms. A fault assessment is different from routine servicing. Include any controller message and what the occupant has noticed, without asking them to open the equipment. We clarify the assessment scope and any visit fee before booking; parts or an intermittent problem may require further work or another visit.

  • System type, affected rooms and when the problem occurs
  • Model label, controller or visible leak photos, if safely accessible
  • The person approving the assessment and any limit on further work
  • Tenant or building contact and access to both indoor and outdoor equipment
02

Servicing & cleaning

Know which systems need attention, and what is included.

Start with the number and type of systems at each property, any known issues and the last service information available. A routine service, deeper cleaning and fault repair are different scopes. For ducted systems, let us know about roof access, the return-air grille, controls and any zones that perform differently. Cleaning every duct is not automatically part of a ducted service. If several units need attention, we can discuss the locations and access requirements before confirming the booking.

  • Property and unit identifiers so the right equipment is included
  • Known faults to assess separately from the cleaning request
  • Access to rooms, filters, outdoor units and relevant roof areas
  • The agreed checks, cleaning scope and any follow-up work to quote
03

Repair or replacement

Give the owner a decision based on the actual system.

Age alone does not decide whether a system should be replaced. The confirmed fault, condition, parts availability, repair history and suitability for the rooms all matter. Tell us if the old system struggled before it failed. A changeover quote needs to establish what can be retained, rather than assuming existing pipework, drains, wiring or supports are suitable. With ducted equipment, replacing the indoor and outdoor units is not necessarily the same scope as replacing ducts, zones or controls.

  • Findings and practical repair or replacement options to discuss with the owner
  • Equipment capacity and placement considered against how the rooms are used
  • Items retained, items replaced and associated electrical work identified
  • Removal, access and handover inclusions clarified before approval
04

Installation & strata access

The installation needs to work for the building too.

For a new split system or ducted installation, share the proposed rooms, equipment locations and any building requirements. Outdoor units, pipe and drain routes, wall penetrations and access can involve areas beyond the room being cooled. Tell us which owner or strata approvals are needed and who is arranging them. We can discuss the installation requirements, but do not decide building ownership or grant permission for alterations. Our electrical capability allows the supply requirements to be considered within the same job discussion.

  • Indoor and outdoor positions, nearby occupants and servicing access
  • Proposed drainage and pipe routes, including any shared areas
  • Keys, parking, roof access and equipment movement arrangements
  • Electrical scope, any supply interruption and occupant communication

How we work together

Clear scope.
Agreed next steps.

  1. 01

    Send the property and problem

Include the suburb, system details, reported issue and your role. Useful photos and previous service information help establish the next step without asking the occupant to diagnose it.

  2. 02

    Confirm authority and access

We clarify the assessment or quoted scope, any visit fee and who can approve costs. Agree the tenant or building contact, access requirements and any owner or strata approvals before work proceeds.

  3. 03

    Work through the findings

We explain what was found and the authorised work completed. If further repair or replacement is needed, the additional scope and approval are discussed. Tell us beforehand which records the owner or manager needs.

Before you book

Questions from property managers.

Practical details for the person arranging the work.

Can I arrange the work without attending the property?

Yes, provided suitable access and an authorising contact are agreed. Supply the tenant or building contact details you are authorised to share, explain any key collection or restricted areas, and confirm who is available to approve additional work. Attendance and access arrangements are confirmed when booking.

Should I book a service if the air conditioner is leaking or not cooling?

Describe the problem when you enquire. Cleaning may be relevant, but a leak or poor cooling can need fault diagnosis rather than a standard service. We will clarify the appropriate assessment instead of assuming the cause from the tenant's report.

Can you look after more than one air conditioner?

Send a list of the properties or units, system types and known issues. Include access restrictions and the work you want considered at each location. We can then discuss scope and scheduling. A request covering several systems still needs clear inclusions and approval for each job.

Who arranges strata approval for a replacement?

Confirm this with the owner or strata manager before authorising changes. Do not assume an existing outdoor-unit location means every replacement or alteration is already approved. Share the building requirements with us so the proposed equipment, routes and access can be considered in the quote.

Start the conversation

Tell us what the air conditioner is doing.

A suburb, a brief description and a way to contact you are enough to start. If you have them, these details help:

  • Suburb, unit identifier and your role
  • Split or ducted system, number of units and reported issue
  • Model or controller photos, if safely available
  • Approval contact, spending limit and requested records
  • Tenant or building access arrangements

Have plans or a scope document? Email them to the team. The form accepts photos.
