Electrical Repairs & Fault Finding Perth
Lost power, a circuit that keeps tripping or an electrical fault that comes and goes?
Neighbourhood Electrical & Air provides electrical repairs and systematic fault finding for Perth homes, rental and managed properties, apartments, offices, shops and small businesses.
We investigate the cause rather than simply replacing the most obvious part. Once the fault has been identified, we explain what we found, whether the affected circuit is safe to use, what repair is recommended and what it will cost before proceeding beyond the agreed diagnostic scope.
Malaga-based and servicing the Perth metropolitan area. Monday to Friday, 8:00 am–4:00 pm. WA electrical contractor licence EC14280.

Stop and make the area safe
Is the electrical problem potentially dangerous?
Stop using the affected fitting or circuit and arrange professional assistance promptly if you notice:
- A burning smell, smoke or active sparking
- A hot, melted, cracked or badly discoloured power point
- Buzzing or crackling from a switch, outlet or switchboard
- Water entering an electrical fitting or switchboard
- An electric shock or tingling sensation
- Repeated tripping that will not remain reset
- Exposed wiring or damage caused by drilling, impact or renovation work
Do not remove electrical covers, touch damaged equipment or repeatedly reset a breaker or RCD to see whether it holds.
For fire, smoke, active sparking or immediate danger, move away and call000.
In Perth and other areas served by Western Power, any electric shock or tingle should also be reported on 13 13 51, and medical advice should be sought even if the shock initially appears minor.
Start with the symptom
When electrical fault finding is the right service
An electrical symptom does not always reveal its cause.
A dead power point could result from the outlet itself, a loose connection elsewhere, damaged cabling, an operated protective device or a supply problem. An RCD may trip because of a faulty appliance, moisture, damaged wiring or leakage across several connected items.
Fault finding is appropriate when you have a specific active problem such as:
- A circuit breaker, RCD or RCBO that keeps tripping
- One room, group of outlets or lighting circuit losing power
- An unreliable, loose, noisy or damaged power point or switch
- Lights that persistently flicker, dim or fail
- A burning smell, unusual heat or discolouration
- A fault that started after rain, water damage, drilling or renovation
- An appliance that appears to trip the power
- A ceiling fan, exhaust fan or other fixed electrical item that has stopped working
- An intermittent fault that comes and goes
If neighbouring properties and streetlights have also lost power, the problem may be with the electricity network rather than your installation.
For a broader assessment where there is no single active fault, anelectrical safety inspectionmay be more appropriate.
Residential, managed and small commercial
Electrical repairs we carry out
We diagnose and repair problems involving:
- Power points, switches and fixed electrical accessories
- Lighting circuits, fittings and controls
- Ceiling fans and exhaust fans
- Circuit breakers, RCDs and RCBOs
- Partial or complete loss of power within a property
- Damaged, overheated or water-affected fittings
- Loose, deteriorated or failed electrical connections
- Outdoor power and lighting circuits
- Dedicated appliance and equipment circuits
- Minor commercial electrical faults
- Rental and property-maintenance electrical repairs
- Electrical faults discovered during renovation or maintenance work
Some investigations reveal a larger issue, such as a damaged or poorly arranged switchboard or ageing protective equipment. Where that happens, we separate the repair needed to resolve the immediate fault from any optional upgrade or longer-term recommendation.
If testing shows the problem is inside an air-conditioning system rather than the general electrical installation, we can direct the job to the appropriateair-conditioning repair service.
A systematic visit
What happens during a fault-finding visit?
The exact tests depend on the symptom and the installation, but the process generally involves:
Confirming the problem
We ask when the fault occurs, how often it happens and what changed before it started.
Useful clues include recent appliance use, rain or water exposure, drilling, renovation work, heat, unusual noise or installation of new equipment.
Narrowing down the affected area
The electrician checks the switchboard and affected circuit, including which protective device has operated, how the circuits are labelled and whether there are visible signs of damage or deterioration.
Appliances, fittings or sections of a circuit may then be isolated to narrow down the source without replacing equipment unnecessarily.
Carrying out the relevant electrical tests
Depending on the fault, testing may include voltage, continuity, insulation resistance, polarity, earthing or protective-device checks.
Not every test is required for every problem.
Explaining what has been found
We explain:
- What has been established
- What has been ruled out
- Whether any uncertainty remains
- Whether the affected circuit is safe to use
- What repair is recommended
- Whether parts, further access or another trade are required
- What the repair will cost
Repairing and testing the fault
Where the cause is accessible and the correct parts are available, the repair may be completed during the initial visit.
If further work is required, we confirm the next scope rather than treating the diagnostic visit as authority for open-ended work.
Where necessary, the affected section may be safely isolated until repairs can be completed.

Useful clues save time
Intermittent faults can take longer to diagnose
Some faults only appear:
- During rain
- Under a particular electrical load
- After equipment warms up
- When a particular appliance operates
- At unpredictable intervals
These faults may not be present when the electrician first arrives.
If the problem is intermittent, make a note of when it happens, what was operating and what happened immediately beforehand. That information can make diagnosis more efficient.
Known repair or unknown cause
Electrical fault-finding pricing in Perth
There is rarely an honest fixed price for an unknown electrical fault before the cause has been investigated.
The same symptom might require one accessible fitting to be replaced or several circuits to be tested to locate an intermittent cable fault. Pricing therefore depends on whether the work is a known repair or an unknown diagnostic problem.
Known repair or replacement
Where the scope is clear from your description and safe photographs, we may be able to prepare a quote without attending first.
This may apply to an accessible damaged fitting with a known replacement requirement or another straightforward like-for-like job.
Unknown electrical fault
Where the cause is not known, an on-site diagnostic fee applies.
Neighbourhood Electrical & Air’s published pricing approach states that the diagnostic fee covers:
- Attendance
- The first 30 minutes of fault finding
The fee is disclosed before booking and counts towards the repair when you proceed.
Parts, additional investigation, repairs and any required return visit are quoted once the fault has been assessed.
What shapes the scope
What can affect the final cost?
Factors include:
- How long it takes to reproduce and isolate the fault
- How many circuits or fittings are involved
- Whether the switchboard is clearly labelled
- Access to roof spaces, underfloor areas or concealed wiring
- The age and condition of existing wiring and accessories
- Water, heat, pest or physical damage
- Specialist or non-standard parts
- Whether other areas of the property need to be isolated
- Strata, tenancy or building-management access requirements
- Whether another trade is required for equipment repair, patching or other associated work
When the cause is accessible
Can the fault be repaired during the first visit?
Often, yes.
A first-visit repair is more likely when:
- The cause can be identified promptly
- The wiring or fitting is accessible
- A suitable replacement part is available
- No major switchboard or cable work is required
- The repair can be completed and tested safely within the available time
A return visit may be required when the fault is intermittent, cabling is concealed, specialist equipment is involved, access is restricted or a non-standard component is required.
If a complete repair cannot be made immediately, the electrician will explain whether the affected circuit can be isolated or made safe pending further work.
Protection operating for a reason
Breaker, RCD or RCBO keeps tripping?
These devices perform different protective functions:
- Circuit breaker
- A circuit breaker primarily protects wiring against excessive current caused by overload or short circuit.
- RCD
- An RCD, often called a safety switch, monitors for current leakage associated with electric-shock risk.
- RCBO
- An RCBO combines overcurrent and residual-current protection for an individual circuit.
A tripped device may be operating exactly as intended. The important question is why it tripped.
One reset after switching off connected appliances may help establish whether the trip was unexpected, but repeatedly forcing a breaker or RCD back on is not a repair.
Stop resetting it if it trips again, will not remain on, or there are signs of heat, water, burning smell, noise or damage.
Do not remove the switchboard cover to inspect internal components.
Check beyond your property first
What should I do if the whole property loses power?
First check whether neighbouring properties or streetlights are also affected.
If the outage appears widespread, it may be a Western Power network problem.
If only your property is affected, visually check the switchboard without removing any covers and contact a licensed electrician if the cause is not obvious or a protective device will not remain reset.
For fallen lines, arcing equipment, electric shock, tingling or another immediate network hazard, contact Western Power on 13 13 51.
Call 000 where life is in danger.
Choose by the outcome you need
Repairs, inspections and switchboard upgrades
The right service depends on what you are trying to solve.
Choose fault finding when:
You have a specific active symptom
You need its cause identified before authorising repairs.
Choose an electrical safety inspection when:
You want a broader assessment
There is no single active fault and you want a broader assessment of the installation, such as for an older or altered property, maintenance, tenancy or pre-purchase purposes.
Electrical safety inspectionsConsider a switchboard upgrade when:
The board itself needs attention
- The switchboard is damaged, overcrowded or difficult to maintain
- Existing protection is unsuitable for planned work
- A renovation or new electrical load requires switchboard changes
- Fault finding reveals deterioration or limitations at the board
Fixed wiring is not DIY work
Licensed electrical repairs in Western Australia
Electrical work on fixed wiring, switchboards, power points and other parts of an electrical installation is not DIY work.
Relevant electrical work in Western Australia must be undertaken by appropriately licensed people, and electrical contracting work must be performed through a licensed electrical contractor.
Neighbourhood Electrical & Air holds WA electrical contractor licenceEC14280.
The documentation supplied after a repair depends on the work completed. WA requirements distinguish electrical installing work from repair, maintenance and certain like-for-like replacement work.
Where an Electrical Safety Certificate is required, it must generally be provided within 28 days of completing the applicable electrical installing work.
We will explain which documentation applies to the work actually completed rather than suggesting every attendance produces the same certificate.

Help us prepare
What information should I provide when booking?
Tell us:
- Your suburb and property type
- Which lights, outlets, rooms or equipment are affected
- When the problem started
- Whether it is constant or intermittent
- What happens immediately before the fault appears
- Whether a breaker or RCD trips
- Whether there has been recent water, drilling, renovation or damage
- Whether there is heat, a burning smell or unusual noise
- Any access, parking, tenant or strata requirements
You can also send safe photographs of the affected fitting and the closed switchboard.
Do not remove covers to take a photograph.
For rental properties, include the authorised contact, access arrangements and any approval limits.
For commercial properties, tell us about operating hours, access restrictions and equipment that cannot be shut down.
Better information helps us assess urgency, determine whether a quote or diagnostic visit is required and arrive better prepared.
